Clean the Carpet Before You Move In, Not After

An empty house is the easiest floor we ever work on, and almost nobody schedules the cleaning while it is still empty. A few days of planning around the lease date changes what the carpet can look like on handoff day.

The house is empty. The last tenant’s furniture went out on Saturday, the walls are patched, and the only thing left in the living room is a pale rectangle where a sectional sat for three years. Someone takes the keys on the first. That gap is the week the carpet should be cleaned, and it is the week most people skip.

An empty house is the best version of this job

With the rooms clear we pre-vacuum every square foot, work the wand into closets and corners, and make full overlapping passes without lifting a single sofa onto blocks. Nothing gets missed under a bed frame because there is no bed frame. Drying is faster too, since air moves across an open floor instead of stalling under furniture and in the shadow of a dresser.

It also lets us run the machine the way the fiber wants. Hot water extraction at roughly 210 to 230 degrees at the jet, with vacuum lift in the range of 12 to 14 inches of mercury, removes far more soil and old detergent than a rental unit from the grocery store can reach. In an occupied home we still do that work, only slower and around your life.

What an inspection actually looks at

Move out walkthroughs rarely turn on the middle of the living room. They turn on edges and transitions, the places people stop noticing after a year of living there:

  • Traffic lanes from the front door to the kitchen and up the stair treads
  • The gray line along baseboards and under doors, which is airborne filtration soil rather than tracked in dirt
  • Closet thresholds where the pile has been pulled open and gone fuzzy
  • Dark rings around furniture legs that sat in one spot
  • Any spot that was blotted with a store product and left sticky

Cleaning resolves most of that list. It will not reverse wear, and it is fair to say so before we start rather than after. Matted lanes, split seams and bleach spots are damage, and no amount of heat changes that.

Timing it against the lease date

Book the cleaning after the last piece of furniture leaves and at least two days before the walkthrough or the key handoff. In an empty, conditioned house most carpet is dry to the touch in four to eight hours, longer in July. Two days of margin covers one slow room and lets you look at the floor in daylight before anyone signs anything.

What the last tenant left that you cannot see

Odor is the one that surprises people. Urine wicks through the backing into the pad, sometimes into the subfloor, and once the house warms up it returns as a sour note in a room that looks perfect. Surface work does nothing for it. Real pet odor removal means treating the pad and the deck under the affected area, not only the face fiber. Cooking oil carried down a rental kitchen path behaves the same way, invisible until humidity brings it back up.

How soon before a move in should the carpet be cleaned?

Aim for two full days before the walkthrough or key handoff. In an empty, conditioned house the carpet is usually dry to the touch in four to eight hours, but a stair landing or a closet can lag. That margin lets you inspect the floor in daylight, catch a spot that wicked back overnight, and have it corrected before anyone else sees it.

Is it better to clean an empty house or wait until the furniture is in?

Empty, without question. We can vacuum and clean the entire floor, including the areas that will spend the next few years under a bed or a couch. There is no masking, no blocking, and no working around a schedule. Drying runs faster as well, because nothing traps moist air against the pile and the pad.

Will cleaning remove the impressions where furniture sat for years?

Usually it improves them and sometimes it removes them entirely. Heat and moisture let compressed fibers relax, and grooming the pile afterward helps them stand. Deep dents from heavy legs on a low pile can be permanent, because the backing itself has been crushed. We can tell you which kind you have once the floor is wet.

Does a vacant house need the power and water on?

Power yes, water no. The truck carries its own water and heats it, so a dry house is not a problem. We do need electricity for lighting, for air movers, and ideally for the HVAC system, since running the air conditioning or heat during and after the job is the single biggest factor in how quickly an empty house dries.

Can cleaning save carpet the landlord has already written off?

Sometimes, and it is worth finding out before the replacement order goes in. Soil, residue and odor respond to cleaning. Wear does not: matted traffic lanes, split seams, delamination and bleach spots are damage. We will look at the floor and tell you plainly which category you are in rather than cleaning something that has to be replaced anyway.

I am moving into a home where a pet lived. What should I ask for?

Ask for the floor to be inspected with the room dark, since dried urine shows under ultraviolet light where the eye sees nothing. Ask whether the treatment reaches the pad or only the surface. And ask about the tack strip and subfloor along walls, which is where older deposits collect and where the smell keeps coming back from.

Who normally arranges the cleaning, the tenant or the owner?

Either, and it depends on the lease. Departing tenants often book it to protect a deposit, while owners and property managers book it between leases so the home shows well. If you are the incoming tenant and nothing was done, arranging it yourself during the empty days is the simplest path and the results are usually better.

What if the walkthrough is tomorrow and the carpet is still damp?

Keep the conditioned air moving and add fans pointed low across the floor rather than straight down. Do not put furniture or plastic sheeting on damp carpet, because both trap moisture and can leave marks. Damp carpet at a walkthrough looks darker than it is, so it helps to say the floor was cleaned that day and let the inspector feel it.
