Sterling turnovers and lease dates

Carpet Cleaning in Sterling, VA

Sterling runs on dates: lease starts, move out inspections and walkthroughs that will not be rescheduled because a floor is still damp. We work these jobs the way the calendar demands, with the deadline written down before the square footage is measured.

The lease date is the real specification

A large share of the carpet cleaning in Sterling we do is tied to a date somebody else set: a move out inspection, a lease start, a walkthrough with a property manager holding a clipboard. Nobody asks whether the carpet looks better than it did, only whether it passes and whether it is dry when the door opens. Give us the deadline first and the square footage second. If a Thursday inspection cannot be met, we say so on the phone.

Dry time is the constraint, not clean time

Cleaning an empty unit is fast. Drying it is what runs against the clock. On a bare floor with air movers sweeping and the HVAC fan on, three to six hours is realistic. In a closed unit with no power and no air moving, the same carpet can hold moisture past the next morning. We check with a meter rather than a hand.

When the window is genuinely short

  • Power and thermostat. Have the utilities on. That detail moves drying more than any equipment we carry.
  • A low moisture pass. Where the inspection lands within hours, we accept less on deep soil and put the floor at two to three hours.
  • Order of rooms. We start furthest from the door and finish at the entry, so nobody walks back across damp carpet.
  • Written confirmation. A note of what was cleaned and when the work finished, for the file.

Every vintage of carpet in one town

Sterling, VA covers ZIP codes 20164, 20165 and 20166, and the housing inside them runs from decades old to nearly new, so we identify fiber on site before any chemistry is opened. Nylon takes heat and a firm rinse. Olefin looks robust but is oleophilic, so it holds oily soil and wicks it back as it dries, which is where those returning lane shadows come from. Older units in this part of Loudoun County often have pad that has been through several tenancies, so we keep the water down.

What an inspection actually looks at

Walkthroughs concentrate on entries, traffic lanes, the strip in front of the sink, the stairs, and any dark spot the last tenant left. Where a tenant kept animals, pet odor and stain removal comes before the general clean rather than after. Filtration soiling, the gray lines along baseboards and under doors, is a separate matter and does not always clear completely.

Booked around your calendar

Turnovers get a two hour arrival window confirmed the day before, and a same week appointment is normal outside the last days of the month. Majid has worked Loudoun turnovers for over a decade. Pet odor removal in Sterling is a routine line on a turnover, since the last tenant’s animals are the next tenant’s first impression. The floor itself is carpet cleaning in Sterling done by steam cleaning and hot water extraction. On furnished units we also take upholstery cleaning in Sterling and curtain and drapery cleaning where panels stay with the property, plus rug cleaning in Sterling off site, since area rug cleaning wants a dusting floor and a wash tank. As carpet cleaners in Sterling we run the same route through Ashburn, Herndon and Leesburg, with rug cleaning, carpet cleaning and upholstery cleaning on the one truck.

Questions we get about this

Can you clean a unit the same day the tenant moves out?

Often yes, if we know the date in advance. Give us the move out time and the inspection time when you book and we will slot the job between them. What we will not do is promise a floor dry in two hours when the unit has no power, no air movement and heavy soil. In that case we say so and propose the next workable window.

How do we get you into a vacant unit?

Whatever your normal process is. We work from lockboxes, key handoffs or a leasing office code, and we confirm the access method the day before rather than at the door. If a code changes between booking and arrival, send it that morning. We report by phone or message when the work is finished and the equipment is back on the truck.

Will the carpet be dry before the walkthrough?

On an empty unit with power on and air movers running, three to six hours is realistic. If your inspection falls sooner than that, say so and we will clean at lower moisture, which puts the floor at two to three hours with slightly less recovery on deep soil. We check with a moisture meter before leaving rather than guessing by touch.

The last cleaner left lines that came back in two days. Why?

That is wicking, and it usually means olefin fiber, too much water, or detergent left in the pile. Soil dissolved but not removed travels back up the fiber as the carpet dries and reappears as a shadow along the traffic lane. The fix is identifying the fiber, controlling the moisture, and rinsing on the acid side so nothing is left behind to migrate.

Do you provide documentation for the tenant file?

Yes. We send a written record of the rooms cleaned, the method used, the time the work finished and any pre existing damage we noticed, such as burns, bleach spots or delamination. Managers use it in deposit disputes. We would far rather note a permanent stain before the job than be told afterward that we caused it.

Can several units in one building be done in a day?

Usually, if they are stacked or adjacent and we know the count when you book. One hose run can serve several units on the same level. Scheduling them together is faster for us and easier on your calendar. Send the unit numbers and access arrangements together so we are not chasing keys between doors on the day.

What about stains the previous tenant left behind?

Most respond, but not all. Pet urine that reached the pad, red dye, bleach spots and old rust need specific treatment, and some are permanent damage rather than soil. We test them at the walkthrough, tell you which category each falls into, and give an honest answer before the job so that nobody is surprised at the inspection.

How much notice do you need for a turnover?

Two or three days is comfortable, and same week booking is normal outside the last days of the month, when lease dates cluster and the schedule fills. If you manage several properties, send your expected turn dates ahead of time and we will block the slots. Short notice is always worth asking about, because cancellations do open up.

Have a look at it in person

Walkthroughs are free and take about fifteen minutes. We agree the scope together and point out anything that will not come out before a hose comes off the truck. Over a decade in Northern Virginia and that has not changed.
