The building says yes before we do
Almost every high rise here has rules, and the rules decide the appointment more than our calendar does. Some buildings want a certificate of insurance on file before a vendor comes up. Most want the service elevator reserved, and that reservation is often a two hour window on a weekday, with elevator pads hung by building staff. A few restrict work to specific hours. None of it is a problem when we know a few days out, which is why we ask about your building on the first call rather than at the door.
From the truck to your floor
The machine stays in the truck. What comes upstairs is hose, a wand and a vacuum line, and in a tower that run can reach 200 to 300 feet through a garage, an elevator and a corridor. Long runs give up pressure and vacuum lift, so we compensate with larger diameter hose and slower wand strokes. Where the dock or the elevator makes a truck run impossible, we bring a portable unit up instead and accept the shorter reach. Either way corridors get runners and door frames get guarded, because the hallway is not yours.

Small rooms, large furniture
In a condominium the sofa is often the biggest textile in the home, which is why so much of our work here is upholstery cleaning rather than floor work. We read the manufacturer tag first: W, S, WS or X tells us whether a piece takes water, solvent, either, or vacuuming only. A three seat sofa and two chairs take about an hour and a half and are dry to sit on in 4 to 6 hours. Drying in a sealed unit
A tower unit has less air exchange than a house. Windows may not open, and the HVAC runs on the building schedule. Does my building need a certificate of insurance from you?
Many towers do, and we send one to the management office before the appointment. Tell us the property manager name and email when you book and we will handle that exchange directly so you are not relaying paperwork. If your building also requires a vendor registration form or a signed work rules acknowledgment, we fill those out the same way, ideally two or three business days ahead.
How do you get water and equipment to an upper floor?
The machine never leaves the truck. We run hose from the parking level or the dock, up the service elevator and down the corridor, sometimes two hundred feet or more. Corridor floors get runners and the unit door frame gets guarded. If the building cannot give us an elevator or a dock, we bring a portable extractor up instead and work in a smaller radius.
Can you work evenings or on a weekend?
It depends entirely on your building. Many restrict vendor work to weekday business hours and release the service elevator only inside that window, and we follow whatever the rules say rather than talking a front desk into an exception. If your building does allow Saturday work, tell us on the first call, because those slots book earlier than weekday ones.
Where does the truck park?
Wherever the building tells us to: a loading dock, a garage bay with enough height clearance, or a metered space on the street. Height is the usual obstacle, since a service van does not fit under every garage entrance. Ask your management office about clearance when you reserve the elevator and pass the answer along so we bring the right setup.
How long does a condominium take?
A one bedroom with carpet in the bedroom and hallway is about ninety minutes. A two bedroom runs two to three hours. Add roughly ninety minutes for a sofa and two chairs. Setup and breakdown of a long hose run adds twenty to thirty minutes at each end, which is worth knowing when your elevator reservation is only two hours wide.
How long stays damp when the windows do not open?
Four to eight hours on synthetic carpet in a sealed unit, which is longer than the same carpet in a house. We make extra dry passes, set air movers, and ask you to run the HVAC fan continuously rather than on auto. Keep interior doors open. If the unit has a balcony and the weather is dry, opening that door helps more than anything else.
My sectional will not fit through the door. Can it still be cleaned?
Yes, and that is the normal case here. Upholstery is cleaned in place with a hand tool, not taken anywhere. We work section by section, protect the floor underneath, and use low moisture so the cushions are not saturated. Furniture that was assembled inside the unit is common in newer buildings and it changes nothing about how we clean it.
Do you clean townhomes as well as high rise units?
Yes, and the newer townhomes are often simpler because we can park close and run a short hose. What they add is stairs, usually two or three flights, and stairs are slow work with a narrow tool. When you book a townhome, count the flights for us. That one number changes the length of the appointment more than the square footage does.
